This beautiful 2-dunam property is a newly renovated gem in the Gush Etzion community of Bat Ayin which is about 20 minutes from Jerusalem - and soon to be even closer with the nearly complete 4-lane widening of the Tunnels Road. Total built space of ~300 square meters, unfinished bottom floor of ~110 square meters, room to build more.
Main Villa: The main house has 5 bedrooms including a spacious ensuite parents master bedroom. There is a large solid cherry wood kitchen and a living room that opens out to huge Sukkah porch with sweeping views. In the bedroom area there is a kerosene-burning stove with chimney and the main living room has a wood-burning stove. There is a spacious laundry and storage room right off the living room complete with plenty of shelving and a gas line for dryer. Mitsubishi inverter air conditioning.
Upper Units: From near the house entry door, we access via an outdoor spiral staircase two separate units which each have their own outdoor entrance from the massive porch - and the units are connected with a rav bariach door in the insulated wall between them. We used one unit as a large guest room with kitchenette and shower - and the other as an office with toilet and sink. The main house also connects to guest room via a spiral staircase from the bedroom area. The upper porch looks out on a endless view and is truly magnificent. We have held many medium-sized simchas up there. A large section of the porch is shaded by a "tree cave" from a giant aspen that has grown over it and which I trim each year to maintain this special shady perch.
Wood-covered house in front yard. This consists of two separate units, each with their own private entrance. One is about 60 meters and has two bedrooms, a large wood-floored living room, and a large kitchen. The second is about 40 meters with a combined living room, kitchen, dining room area with beautiful floor tiles, two bedrooms, and a nice outdoor Sukkah patio. At the last renovation I installed a lot of extra insulation in the roofs and under the floors. Air conditioning in nearly all rooms.
Unfinished apartment. Under the main house is a walled in area of about 100 meters which could be turned into a two bedroom apartment plus another studio or 1 bedroom apartment. Alternatively it could be turned into a single spacious family unit or a hall, pool, gym etc. The walls are built from the insulating Itung brick and have about ten window and three door openings.
Outdoor space. This is a "forested" two-dunam plot close to the center of Bat Ayin, the makolet and kupat cholim Leumit clinic. The main house has a large private garden area and there is another garden area of something like 800 sq m (my best guess) below the house and adjacent to the unfinished downstairs. There is ample room to build even more units and many people in Bat Ayin have done that. There is a 20 foot shipping container which we use as a storage room but could be converted into a tzimmer with a rooftop porch. There is a driveway shared with one great neighbor and we have enough room on our side for at least 4-5 cars. There is another upper private parking spot accessed from the street. In the parking area is a wooden unit complete with rav bariach door and two window openings which we used as a workshop but could also be converted to a dwelling.
Investment Opportunity. When all the existing built spaces are rented, the total income is about 20,000 nis per month. Once the downstairs unit would be rented as well, it would add about another 6,000 nis per month. The converted workshop would likely be about 1800 and the shipping container would likely be 2500 per month or more if it were operated as a tzimmer. Based on the long-standing interest of the Charedi community in coming to Bat Ayin for tzimmerim, we had thought to turn the downstairs - together with some of the other units - into a "Tisch B'Teva" experience which could significantly increase these numbers for someone interested in operating such a project. Lots of potential here G-d Willing.
I am putting this up for sale without an agent and do not live close so I would ask that those who are merely "curious" not ask to visit. The best - and usually the only - way to reach me is via WhatsApp message. I priced this to sell but as is customary I am somewhat flexible for the right buyer. This property currently provides an electric line to a house across the street - an arrangement which requires internal electric accounting between the properties. This will be disconnected as soon as possible. For those interested in family or friends living close to one another, that very large and quite new house will also be put on sale in the near future. Bat Ayin requires buyers of existing homes to do a shortened klita process which does not require residency prior to purchase.
